Terms and Conditions

Please read the following terms and conditions

Rental and Rates

Rentals can be made for a minimum stay of  3  months.
A Tenancy Agreement stating the Terms and Lenght of the Lease must be signed.
The rates listed on our website are subject to change at anytime.
The rental rate varies depending on how long you are staying.
Rates are reduced for longer stays.

Rentals are confirmed following receipt of your rental payment.
Accommodation is strictly paid for in advance fortnightly.

Payment

Payments can be made by credit cards through PayPal, direct bank deposits and by cash.
Payments made by cash need to meet the 100 point ID check criteria.

Credit Cards

Payment by Credit Cards is only available through PayPal.

Bond

Please note that a Bond of $1500.00 is charged during the rental period, it will be refunded at the end of the stay after a satisfactory inspection.

Cancellation/Refund Policy

In the event of an earlier termination of the lease by the tenant, Please note that all outstanding money as per the lease terms must be paid.

Cancellation by The Mansueto Apartments

The Mansueto Apartments reserves the right to refuse and/or cancel
any signed leases before or during your stay.
If damages occur and/or the Terms and Conditions are breached,
then the tenant/s  will be asked to leave.
Should this happen, no refund will be provided and damage charges will be levied.

Rental Amendments

Once you have commenced your occupancy please be advised that it is not always possible to amend your stay.

Reductions

Should the tenant reduce the lenght of rental period stated on the lease please refer to our Cancellation/Refund Policy.

Extensions

If you would like to extend your rental period, please let us know as soon as possible, bear in mind though
that it is not always possible to accommodate such request.

Key Collection

You will be greeted at the property within working hours and a set of keys will be handed to you.
Please call the mobile number provided in the email of the rental confirmation to make arrangements
for the key collection.

Tenants Responsibilities

It is the responsibility of every tenant to read and abide by these Terms and Conditions.

It is the responsibility of the tenant(s) to report any issue with the property to the Owner/Managing Agent
This includes any damage, disturbance, or any criminal matter relating to the Apartments.
The Apartments are to be used only for accommodation.
Parties, commercial use or any use other than authorised accommodation without the written explicit consensus of the Owner/Managing Agent is strictly prohibited.
All damages and breakages payable (see ‘Damages and Breakages’ section).
The number of tenants must not exceed the maximum number allowed and listed on your rental agreement .
If the Apartments is/are reported to be overloaded, the tenants will be asked to vacate with no refund given.
Please do not move furniture around.
Tenants should show respect and care for the Apartments and ensure doors and windows are locked when vacated.
Tenants are expected to keep the Apartments at an acceptable level of cleanliness that would be considered
acceptable to an average person.
Any unacceptable damage resulting from poor cleanliness will be charged to
the Tenants.
A departure clean fee is payable (see ‘Cleaning’ section).
Please consider other tenants at all times and remember that your accommodation is in a residential
apartment block.
Pets are not allowed in the Apartments.
The Apartments are non-smoking. Please use balcony if needed.

Cleaning

A clean departure fee is payable.
All Tenants incur an Aud$170.00 departure cleaning fee on each Lease expiration.
Please note that it is mandatory to have an inspection of the Apartments carried out by the Owner/Managing agent every four (4) weeks of stay.

Damages and Breakages

Please be advised that the Bond will be held as security.
Breakages or damages to the Apartments happened during and/or resulting from your occupancy
will be paid for by the Tenant.

In the event of damages incurred by you or your visitors to the Apartments, your Bond will
be charged in accordance with the damages and a receipt will be sent to your
nominated email address
.

Facilities

All Apartments are fully furnished and equipped with bedding, towels and linen.
They have a fully equipped kitchen, internal laundry facilities, washer, dryer, iron and ironing board,
Air-conditioning, LCD TV, DVD, HIFI, Cable TV and other electrical appliances.
All Utilities, such as Water and Electricity are included in the rental rate for normal consumption.
Excessive usage will incur additional charges.

Telephone

Your apartment has an active telephone line and the number will be emailed to you
alongside with your rental confirmation.
You will enjoy FREE local calls only and FREE ADSL2+ broadband internet.
Please note that any reverse charge calls accepted during your occupancy either International and/or Interstate
or any costs other than FREE local calls will be charged to your Bond  as per the phone carrier   bill and an invoice will be sent to you.
